About OK Landlord Hub
A simple directory of what to do next when you run rentals in Oklahoma — especially around Tahlequah, Wagoner, and Tulsa.
Why this exists
Most landlord content is written for big coastal markets or for lawyers. Operators here need shorter answers: which form, which vendor type, what checklist, and what changes if you’re long-term vs a Fort Gibson Lake STR.
OK Landlord Hub is that playbook layer — not a property management app, not a law firm, and not a lead mill. Just use cases and local notes you can actually follow on a Tuesday morning.
Who builds it
John Ogorzalek runs rental ops in eastern Oklahoma through 5 Dogs Properties. John has owned 300+ units since 2014 — long-term rentals around Tahlequah and Tulsa, plus short-term lake rentals on Fort Gibson Lake near Wagoner.
That background is why the hub leans practical: screening, turnovers, vendors, deposits, and the difference between a residential lease and a weekend lake booking. A Porter flower farm is a separate project — not the focus of this site.
